Veneto Capital is an opportunistic real estate investment fund, with substantial experience investing in all classes of commercial real estate assets.
Veneto Capital seeks to invest primarily in commercial real assets with a strong value-add component, as well as non-performing debt underlying commercial real property assets. Veneto Capital also will invest in select “core” or “core-plus” real estate assets, in order to provide diversification for the Fund’s investment portfolio.
The principals of Veneto Capital also have substantial experience structuring joint venture arrangements with property owners who seek to dispose of their commercial real estate asset but also maintain a continuing ownership position in order to benefit from a future increase in the asset’s value.
The following are the firm’s general investment parameters:
- Hotels (Preferably 100+ guest rooms)
- Mixed-Use / Retail (30,000+ sq ft)
- Multi-family (Preferably 100+ units)
- Office / Industrial (50,000+ sq ft)
- Vacant Land (Entitled or unentitled)
Western United States, with a primary focus on California, Nevada and Hawaii.
Veneto Capital generally acquires properties in the $10 million to $40 million transaction size.
To complement the Fund’s equity capital, Veneto Capital has a formal arrangement with a top U.S. financial institution, which enables the Fund to close on transactions ranging up to $40 million in transaction value on an all-cash basis.
